Background of the Study
Urban green spaces, including parks, gardens, and recreational areas, play a critical role in enhancing urban environments by improving air quality, reducing heat, and providing aesthetic and recreational benefits. Research has shown that properties located near well-maintained green spaces typically command higher market values due to their appeal to homeowners seeking improved quality of life (Adewuyi & Ojo, 2023).
In Gombe State, rapid urbanization has led to a growing need for sustainable urban planning that integrates green spaces into residential areas. However, the extent to which these spaces influence property values remains understudied. This research examines the relationship between urban green spaces and residential property values in Gombe State, offering insights for policymakers and developers.
Statement of the Problem
The diminishing availability of urban green spaces in Gombe State, driven by population growth and unplanned urban expansion, raises concerns about the long-term sustainability of residential property markets. Despite the global recognition of the value of green spaces, their impact on residential property values in Gombe State has not been fully explored (Bello & Usman, 2024). This study seeks to address this gap by evaluating the role of urban green spaces in shaping residential property values in the state.
