Background of the Study
Urban green spaces, including parks, gardens, and recreational areas, play a critical role in enhancing urban environments by improving air quality, reducing heat, and providing aesthetic and recreational benefits. Research has shown that properties located near well-maintained green spaces typically command higher market values due to their appeal to homeowners seeking improved quality of life (Adewuyi & Ojo, 2023).
In Gombe State, rapid urbanization has led to a growing need for sustainable urban planning that integrates green spaces into residential areas. However, the extent to which these spaces influence property values remains understudied. This research examines the relationship between urban green spaces and residential property values in Gombe State, offering insights for policymakers and developers.
Statement of the Problem
The diminishing availability of urban green spaces in Gombe State, driven by population growth and unplanned urban expansion, raises concerns about the long-term sustainability of residential property markets. Despite the global recognition of the value of green spaces, their impact on residential property values in Gombe State has not been fully explored (Bello & Usman, 2024). This study seeks to address this gap by evaluating the role of urban green spaces in shaping residential property values in the state.
Objectives of the Study
To assess the distribution and quality of urban green spaces in Gombe State.
To evaluate the effect of proximity to green spaces on residential property values.
To recommend strategies for integrating green spaces into urban planning to enhance property values.
Research Questions
What is the distribution and quality of urban green spaces in Gombe State?
How does proximity to urban green spaces affect residential property values?
What strategies can improve the integration of green spaces into urban planning?
Research Hypotheses
Proximity to urban green spaces significantly increases residential property values.
The quality of urban green spaces affects their impact on property values.
Integrating green spaces into urban planning enhances residential property markets.
Scope and Limitations of the Study
The study focuses on residential property markets in Gombe State, with specific emphasis on the influence of urban green spaces. Limitations may include challenges in quantifying the economic impact of green spaces and accessing reliable property valuation data.
